Every lead starts as a public record. Here’s what each lead type means and where it comes from, updated as counties publish new records.

Recently sold

Homes that just changed hands.

Source: Sale and deed records from county property appraisers and assessors, plus state tax rolls

Florida sales come from the state’s 2026 sales files, current through June 2026. Texas publishes deed dates but not sale prices.

New construction

Homes built in the last three years that need a yard started.

Source: New-home building permits, plus the year built on the property record

Permits

Additions, pools, demolitions and remodels.

Source: City and county building permit records

Code violations

Overgrown yards and trash on private property.

Source: Code enforcement cases, including city 311 complaints

Vacation rentals

Homes run as short-term rentals.

Absentee owners

Homes whose owners live somewhere else.

Source: County property records, where the owner’s mailing address differs from the home and there’s no homestead exemption

Our market standard

We open a market only when its records are good enough to route. That means at least four of the six core lead types with real depth, enough recent home sales to fill a route, and home values on most leads. Tree work is extra and doesn’t count toward the four. Markets that fall short stay closed until they pass.

What is LawnSpotter?

LawnSpotter finds lawn care leads your competitors don’t have. It scans public records in your metro area, like permits, home sales, code violations, and vacation rentals, then turns them into routes for your team.

Where do the leads come from?

Permitting websites and other publicly available records: recently sold homes, new construction, demolition and expansion permits, overgrown-yard code violations, vacation rentals, and absentee or seasonal owners.

How often are new leads added?

LawnSpotter adds new leads as counties and cities publish new records, so timing depends on each source. Our About page lists where each lead type comes from. You can also turn on daily or weekly emails in the app to hear about new leads in your area.

How does the route builder work?

Pick the lead types you want, like recent home sales or new construction, then sort by score or home value. LawnSpotter builds an efficient route so your team can hang flyers or knock on doors.

Can I send routes to my team?

Yes. Share any route as a crew link by text or email. Your crew opens it on any phone with no login, gets turn-by-turn directions and logs each visit, and the outcomes save to your account.

What counts as a market?

A market is a metro area we cover, like Tampa Bay or Orlando. Solo is priced per market; the ZIP check on our Pricing page shows which market your ZIP code falls in. Team includes every market.

How much does it cost?

Solo is $49 per month for each market you cover, for one user. Team is a flat $99 per month for every market we cover, for up to 10 users. Want to try it first? Start a 14-day free trial from our Pricing page, or check your ZIP code there and go straight to checkout.

Can I cancel anytime?

Yes. There’s no contract. Cancel any time from Settings → Billing in the app, or email support@lawnspotter.com, and your plan stays active until the end of the period you’ve paid for. If you cancel during the 14-day free trial, you won’t be charged.
